Unit Mix Summary

This tool provides a format for designing and/or evaluating your own self storage unit mix and corresponding rental rates. Simply enter the number of each unit size and the rental rate for each unit size and the tool will calculate the total number of units, the total net leaseable square footage, the average square feet per unit, the rental rates per square foot, and the total monthly and annual rents.

Although the tool provides a format for evaluating a unit mix and corresponding rent, you should be very cautious about determining the unit mix for a new project without the assistance of an experienced self storage professional. The goal is to maximize the financial return based on a realistic composition of a unit mix that will consistently lease and maintain reasonable occupancy. In other words, although you may charge higher rates per square foot for smaller units, you do not want excess small units that you can’t lease.
